How it works

  1. Trail is paid monthly as an annual percentage of the outstanding loan balance. A $700,000 loan at 0.15% p.a. earns $1,050 a year, or $87.50 a month, before anything else.
  2. Your aggregator keeps a share under your agreement; the broker share on most Australian agreements sits between 70% and 100% depending on the fee model.
  3. Lenders quote rates ex-GST and pay the GST on top. Toggle GST to see the inclusive figure that appears on your RCTI.

Assumptions

  • Balance is treated as constant for the year; real trail falls as the loan is paid down.
  • The aggregator split is applied to trail only. Flat monthly fees, software charges and upfront splits are outside this calculator.
  • Rates vary by lender, product and settlement date. Use the rate from your commission schedule, not a market average.

What is trail commission?

An ongoing payment from the lender for as long as the loan stays on its books, calculated as an annual percentage of the outstanding balance and paid monthly through your aggregator. It stops if the loan is refinanced, discharged or falls into arrears.

What trail rate do Australian lenders pay?

Most residential trail sits between 0.15% and 0.20% p.a. of the balance, with some products paying more in later years. Your commission schedule is the source of truth.

Is trail commission GST inclusive?

Lenders express the rate ex-GST and add 10% GST, which your aggregator passes through on the RCTI. Always report income from the GST-inclusive column and account for the GST separately.

How much does my aggregator take?

It depends on your agreement. Percentage-split models commonly leave the broker 70% to 90% of trail; flat-fee models pass through 100% of commission and charge a fixed monthly amount instead.
